The risk and management of housing credit business of commercial bank under financial crisis
    Abstract

   The financial crisis in 2008 is the largest financial crisis in the world,it has caused severe damage not only to United States and other developed countries,but also to China.It has brought far-reaching effects on China's financial industry,and the macroeconomic situation both at home and abroad has changed a lot.Banking is the indispensable constituent of China's financial system,it is very important,and besides,credit business is the main source of revenue for our commercial banks,so credit risk is also our commercial banks' main risk.
   Real estate investment belong to high risk but high return industries because it earns a high rate of return.Therefore undoubtedly,for those commercial banks who want to pursuit profits,housing credit business is an important aspect of credit business development.However,the direct cause of financial crisis is the rising of American loan interest rates and cooling of real estate market,leading to a bank loan losses at last.So this also warns the management of housing credit business for our commercial banks.
This paper mainly analyse the housing credit risk of China's commercial banks under financial crisis,and we start from the background and causes of the financial crisis,combining with current situation of our commercial banks' housing credit business,then put forward some countermeasures to guard against credit risk and take some effective measures.

   论文提要

2008年的金融危机是有史以来全球最大的一场金融危机,不仅对美国等发达国家造成了严重的损失,也对中国金融业带来了深远的影响。国内外的宏观经济形势发生巨大变化。银行业是我国金融体系不可或缺的重要组成部分,信贷业务是我国商业银行的主要收益来源,信贷风险也是我国商业银行的主要风险。
房地产投资回报率高,属于高风险高回报的行业。因此,对于追求利润的商业银行而言,房地产信贷业务无疑是其信贷业务发展的一个重要方面。然而金融危机爆发的直接原因是美国贷款利率的上升和房地产市场的降温,导致银行贷款亏损。因此这也为我国商业银行房地产信贷管理敲响了居安思危的警钟。
本文试图通过从金融危机产生的背景和原因着手,结合我国商业银行住房信贷的现状,分析金融危机下我国商业银行住房信贷的风险,以及有针对地提出了防范信贷风险的对策和有效的管理。
