我国房地产二级市场价格影响因素研究
【摘要】房地产业是我国国民经济的支柱产业,而二级市场的定价及影响因素的研究历来被关注。由于影响二级市场中商品价格的有市场本身的结构和场外因素,因此,商品房的价格决定机制很复杂。近年来,二手房市场经历着各种政策和买卖双方及中介机构的博弈,房价成了房产交易中的敏感区,其影响因素复杂多样,如政策、经济环境、供需关系、中介等。文章主要从影响二手房价的因素方面出发,探索二手房地产市场健康发展的对策。

【Abstract】 real estate industry is the pillar industry of our national economy, while the secondary market pricing and influencing factors have always been concerned about. As the impact of commodity prices in the secondary market, the market itself, the structure and outside factors, therefore, determined the price of commercial housing system is very complex. In recent years, second-hand housing market experiencing a variety of policy and the buyer and the seller and intermediary organizations in the game, became a real estate transaction price in the sensitive region of the complex and diverse factors, such as policy, economic conditions, supply and demand, and intermediary agents. This article, from the factors affecting second-hand house prices starting to explore the healthy development of the secondary real estate market measures.
