银行信贷对房价的推动作用


摘  要:房地产业是资金密集型产业,房地产开发所需资金主要由金融机构提供,由此产生一个悖论:缺少信贷支持房地产业发展就会滞后,其运行效率将下降;信贷扩张又会导致房地产进入持续的繁荣期,甚至出现价格的膨胀。房地产价格的剧烈波动给社会经济生活带来的危害非常之大。近年来,我国房地产信贷迅速扩张,与之相伴随的是房产价格也一路上涨,风险逐步积累。鉴于此,本文选取信贷扩张与房地产价格上涨的关系作为研究对象。在对我国房地产信贷和房地产价格的相关理论和现状总结的基础上,对信贷扩张背景下房地产价格上涨的机理进行理论分析,并提出了几点看法和建议。

The push-up effect of bank credits on the housing prices:2000-2009

Abstract: Real estate is a capital-intensive industry. Real estate development is funded primarily by financial institutions, which produces a paradox that the lack of credit will delay real estate development and decrease its efficiency. On the contrary, credit expansion will lead to the ongoing boom in real estate. What’s worse, it will cause inflated prices. Volatility of real estate prices does great harm to the social and economic life. In recent years, China's real estate loan expands rapidly. Correspondingly, real estate prices escalate. Meanwhile, the risk accumulates gradually. Therefore, this paper selects the credit expansion and the rising of real estate prices as the research object. Summarizing the corresponding theories of the real estate credit and real estate prices, this paper will conduct a theoretical analysis of the mechanism of the rising in real estate prices based on the context of the credit expansion. A few comments and suggestions will be proposed.
