【内容摘要】

我国个人住房抵押贷款违约风险分析及防范 近年来,随着我国经济的飞速发展和住房分配制度的改革,我国个人住房抵押贷款实现了跨越式的发展。个人住房抵押贷款的开展有着重大的意义:扩大了内需,拉动了国民经济的增长。但是随着时间的推移,在当今土地资源日趋紧缺,房价持续持续长高,全球金融危机的情况下,个人住房抵押贷款的不良后果开始呈现,违约率逐渐上升。本文主要分析了我国个人住房抵押贷款违约风险的影响因素,包括购买者、房地产开发商、银行自身管理缺陷、市场波动、抵押物处置等方面带来的风险,同时简要的分析了美国的次贷危机发生的原因。那么如何能充分发挥个人住房抵押贷款的积极作用,保证个人住房信贷资金的安全稳健运行,是一个紧迫而现实的问题。所以本文通过对问题的分析,借鉴美国的经验的教训,从我国的信用制度、保证制度、保险制度方面对违约风险的防范提出了一些切实可行的建议。 关键词:个人住房抵押贷款;违约风险;次贷危机 Our personal housing mortgage default risk analysis and prevention ABSTRACT In recent years,with the rapid development of Chinese economy and the reform of housing distribution system, Our personal housing mortgage loans developed by leaps and bounds. Personal housing mortgage loans have a great significance: expand the demand and spur national economic growth. But as time goes on,with the increasingly scarce of land resources, continuing high prices, global financial crisis, Personal housing mortgage loans began to show adverse effects, default rates increase. This article analyzes the factors of Chinese personal housing mortgage loans that default , Including risks from the purchase, real estate developers, market volatility, collateral disposal and so on. Along with a brief analysis of the U.S. subprime mortgage crisis reasons. But how to develop the mortgage positive role, ensure the safety of stable operation. It is an urgent and practical problem.Therefore, this paper analysis of the problem, learn from the lessons of the experience of the United States,and make some practical recommendations from our credit system ,in order to ensure the system, insurance system against risks of default.
