宏观调控对中小房地产企业的影响

由于房地产业在我国国民经济中的地位越来越重要,因此国家不断出台有针对性的房地产调控政策。而我国中小房地产企业自身具有规模小、自有资金不足等特点,相对于大型房地产企业来说,发展空间本来就比较小,再面对一系列不断变化的调控政策,其发展更是打击。因此,如何应对国家的调控政策并在市场上立足是当今中小房地产企业的首要解决问题,中小房地产企业必须正视自身的优点和不足,结合时政,制定出符合自身的发展策略。
本文旨在通过对调控政策和中小房地产企业的特点解剖,分析房地产宏观调控政策对我国中小房地产企业的影响,并针对其影响和存在问题提出几点建议,最后浅谈中小房地产企业在这样的新环境中如何探索出符合自身的发展策略,从而找到新出路。

Abstract
As the real estate industry is becoming increasingly important in our national economy, the state has introduced some real estate regulatory policies to face it. Comparing with large-sized real estate enterprises, small and medium-sized real estate enterprises in China always have the characteristics of small scale and lack of funds, which makes them have relatively small space to develop. Then it is more and more difficult for small and medium-sized real estate enterprises to develop when facing a series of ever-changing policies. Therefore, how to deal with the state’s control policies and stand in the market is the primary problem of today’s small and medium-sized real estate enterprises. They must face up to their own strengths and weaknesses, combining with current affairs, to work out with their own development strategy.
This paper is intended to tell the  impact of real estate macro-control policies on small and medium-sized real estate enterprises in China,by analyzing the anatomical characteristics of the control policy and small and medium-sized real estate enterprises. Then making a few suggestions for their impact and problems exist, and finally find out the solutions of how to explore their own development strategy in this new environment.
