房地产评估收益法中资本化率的确定方法浅探
近年来,房地产市场一直备受关注,房地产市场也几经波折,但如雨后春笋般开设的房地产中介,见证了房市的火爆。随着房产交易的增多,房地产评估业务也随之增多。然而,目前的房地产评估业务仍处于一种法律规定的流程中的一环,其业务的市场化与咨询化有待提高。而要使评估业务更市场化,更具有咨询价值,它对价值评估的精确性和预见性就要有相应的提高。房地产评估最常用的方法——收益法中,对评估结果重要最多的因素之一是资本化率。由于房地产价值高,年限长,所以资本化率的重要性越发凸显。本文将介绍房地产评估资本化率的几种确定方法,根据实际的评估案例,研究这几种方法的优劣,并根据理论知识和实践结果提出能使评估价值更贴合实际的建议。这些建议会让资本化率更有前瞻性,更有在不同经济环境下的适应力。

Abstract
In recent years, the real estate market has been of concern to the real estate market twists and turns, but the mushroomed opened real estate agency, witnessed the hot housing market. With the increase in real estate transactions, real estate appraisal business also increases. However, the current real estate appraisal business is still in a law process needs to be improved, the market of its business and consulting. For the evaluation of the business to more market-oriented, more advisory value, there should be a corresponding increase in the accuracy and predictability of the assessment of its value. The primary method of real estate appraisal income approach, an important factor affecting the results of the assessment is one of the capitalization rates. Due to the high value of real estate, long service life, so the capitalization rates the importance of more and more prominent. This article describes several ways to determine the capitalization rate of real estate appraisal method, based on a realistic assessment of the case study the pros and cons of these methods, and in accordance with the results of theoretical knowledge and practical to assess the value can fit practical suggestions. These recommendations will make the capitalization rate is more forward-looking, more resilience in different economic environment.
