房地产中介是依附于房地产而生存发展的。随着房地产市场的发展，房产需求越来越多样化，尤其是对房地产中介的需求。导致了从事房地产中介服务的机构的竞争日益激烈，房产二级市场空前活跃。只有在经营模式上创新，尤其是营销模式的创新，才能提高房地产中介机构的经营水平，扩大市场占有率。
本文从国内外两个渠道，在营销理论和房产理论与现有的中介服务公司的特点相结合的基础上，以顺驰不动产为例，借助SWOT分析法详细的分析了企业在宏观层面所面临的机遇和威胁，又在微观层面客观识别出企业的优势与劣势，并对组织结构，经营模式和营销模式之间的关系进行了讨论。期望能促进公司的营销管理工作的改进，并为其他房屋中介公司开展市场营销提供借鉴作用。

ABSTRACT
Real estate agent is attached to the survival and development of the real estate. Along with the development of the real estate market, the demands forreal estate arebecomingmore and morediversified, especially for the needs of the real estate agent. Then led to the competition between the real estate brokerage agencies is becoming increasingly intense，and the real estate subsidiary market appears brisker than ever. In order to improve the management of the real estate brokerage agencies and to increase their market share，first，we should innovate their management modes，especially the marketing modes．
In this article, I took the Sunco real estate as an example, from both domestic and international channels then Combine with Marketing theory and property theory and the characteristics of existing intermediary service company. With the aid of SWOT analysis method, the detailed analysis of the enterprise in the macroscopic level of facing opportunities and threats, and in the micro level of the enterprise objective recognition of the advantage and disadvantage, then Discussed the relationship of the organization structure, operation mode and marketing of the relationship .Expect to be able to promote the company's marketing management improvement, and offer reference for other house agency company carring out market marketing .
