摘  要
本文针对房地产开发融资问题,搜集相关统计数据和资料,在归纳经验成果的同时分析其存在的问题与矛盾并进行分类和对比,寻找产生问题的原因。
在分类阐述说明融资选择时,本文统计房地产优秀企业在资本市场的融资情况,介绍多种融资方式,分析房地产不同类型项目开发融资选择和不同规模企业的融资组合设计,从预防金融风险、提高资本使用质量等角度对现阶段开发融资途径单一的缺陷进行合理化建议。本文的创新思路是通过对房地产宏观环境的研究,对房地产融资进行有效率的选择和扩展。
本文指出房地产企业应主动积极开展多元化融资手段,最大程度地利用现有金融政策;企业间主动展开资源整合,降低资金使用成本。金融监管部门要鼓励融资创新,有效分散金融机构承担的信贷风险。

Under the new situation with real eatate financing options expanded
  Abstract
In this paper, We analyze the problems and contradictions of financing that Chinese real estate facing after a series of collection.Besides,we offer several countermeasures and suggestions to the innovative financing products .
While elaborating financing options ,which regarded as the focus of real estate industry, we add up some outstanding enterprises’ financing situation in capital market and introduce a variety of financing methods.At the same time, make a detailed analysis about reasonable model that real estate choose at various financing stages in order to look for a corret investing combination for enterprises of different sizes. We hope we can propose a reasonal way to the current financing situation from the perspective of financial risks prevention and capital quality improvment. This innovative idea is the macro environment through the study of real estate,real estate financing for efficient selection and expansion.
In this article, we pointed out that the real estate business should develop diversified financing means actively, and take maximum advantage of existing financial policies. Resources integration among enterprises need to be carrying out, not only to get rid of the situation that land and capital are out of touch, but also to reduce the cost of funds-using. Financial regulatory authorities should encourage financing innovation to scatter credit risks in financial institutions.
