天津市房地产价格影响因素的统计分析

房地产业作为影响一个地区和国家经济发展水平的重要产业，它的发展对于地区经济甚至国家经济都有着至关重要的作用。然而近些年来，中国的房地产行业似乎进入了一个畸形发展的状态，大部分发达地区的房价已经处于让人们难以接受的地步。人口众多，经济、教育、文化、医疗资源不足并且分配不均，使得大批居住在欠发达地区的人们来到资源密集的地方工作生活，这就必然要购买新的房子，直接刺激房地产企业，抬高房价。房地产企业看中了这个商机更是不停的在各种地方建房并哄抬房价。如今房价已经涨到超出普通居民承受能力的地步，势必会带来一些负面影响，比如拉大了贫富差距、导致社会矛盾；一些投机者利用手中钱财大量购房炒房，影响市场秩序；增加了普通居民的生活成本，减少了天津的综合竞争力诸如此类。通过对影响房地产的因素分析，了解哪些因素能对房地产价格有影响,哪些因素对房地产价格的影响力强,哪些对房地产价格的影响力稍弱，就可以对其进行控制，避免对社会带来更大的负面影响。本篇毕业论文通过建立计量模型，分析天津城镇房地产价格的影响因素，试图找出显著影响房地产价格的因素并给出相应的建议。

In the long term will lead to some serious social impact, the economic development of Tianjin have a negative effect, widened the gap between rich and poor, lead to social contradictions, Increased the cost of the real life of ordinary people, reduce the comprehensive competitiveness of Tianjin. Through analyzing the influencing factors of real estate, to understand what factors can have an impact on real estate prices, what factors influence on real estate prices, which influence on real estate price is a bit weak, can control, to avoid a greater negative impact on society. Through the establishment of measurement model, this thesis analysis the influence factors of tianjin urban real estate prices, trying to find the significant factors affecting real estate prices and gives corresponding Suggestions.
