济南市房产价格的影响因素分析 住房作为最重要的民生问题无疑是人们最关切的问题。中国自98年取消住房分配政策建立房地产市场以来，虽然房地产价格市场的发展整体来看趋于平稳上升，大体上供需平衡的状态，但由于各分地区发展速度以及政策的不同从而导致房产价格具体行情不同。即房产价格的变化随着国家经济的发展而变化，因此不同的经济政策会导致不同的变化结果。如何在宏观的经济背景下根据政策来调节房价市场这是济南市政府近年来要思考的难题之一。 本文在借鉴前人研究成果的基础上，通过从济南市统计年鉴等进行历史数据的搜集调查，分析影响房地产价格的机理，找出对房产价格影响强弱的因素，从而建立了一个预测济南市未来几年房价走势的计量经济模型，最后根据状分析及研究结果，提出促进济南市房地产市场健康发展的相关建议。 关键词：房地产价格；影响因素；实证分析 Analysis on the Influencing Factors of Real Estate Prices in Jinan City ABSTRACT Housing as the most important livelihood issue is undoubtedly the most concerned issue. Since China abolished the housing distribution policy and established the real estate market in 1998, although the development of the real estate price market as a whole has tended to rise steadily, and the state of supply and demand is generally balanced, the development speed of each sub region and the difference in policies have led to specific real estate prices. The market is different. That is, changes in real estate prices change with the development of the country's economy, so different economic policies will lead to different changes. Adapting the housing price market to the macroeconomic environment is therefore one of the most difficult problems facing the Jinan City Administration in recent years. Based on previous research results, this paper analyzes the mechanism that affects real estate prices by collecting and investigating historical data from Jinan Statistical Yearbooks, etc., and finds out the factors that affect real estate prices, thereby establishing a forecast for Jinan City The econometric model of housing price trends in the next few years, and finally based on the analysis and research results, puts forward relevant suggestions to promote the healthy development of Jinan's real estate market.
