论房地产投资风险的预防

【内容摘要】

作为一种特殊的投资项目,房地产因投资周期长、投资量大、投资的物体具有不可移动性、投资易受政策的影响等特点,很可能形成投资的周期性、重叠性、累积性风险。本文力图在这样的认知上进行辨析、综合与发展,以全面、理性地认识我国房地产业投资风险的内容与倾向,为房地产风险防控提供借鉴。本篇首先确定了房地产投资的概念;其次对房地产投资风险进行分析及从房地产的开发决策、开发前期、项目建设、租售管理四个阶段存在的风险进行了识别并举例分析;最后从风险预防方面提出相应的风险控制对策,以增强企业防范及化解风险的能力,降低风险损失,提高企业的市场竞争力。

Abstract
As a kind of special projects for investment and real estate investment cycle is long, because of their investment, big investment object is not mobility, investment is susceptible to policy influence wait for a characteristic, probably formed the cyclical investment, overlaps, cumulative risk. This paper explores the cognitive in this differentiates, comprehensive and development to comprehensive, rational understanding of the real estate industry of our country investment risk, content and tendency for real estate risk prevention and control reference.
This first define the concept of the real estate investment; Secondly on real estate investment risk analysis and real estate development decision-making, from for the development of the project construction, rental management four stages exist risk identification and example analysis; Finally from risk prevention put forward the corresponding risk control countermeasure, to strengthen enterprise risks to prevent and control the ability, reduce the risk loss, enhance the enterprise market competitiveness.
