中国房地产业融资模式研究

 

摘  要
房地产业作为国民经济先导性产业,对国民经济的发展有着很高的贡献率。
同时房地产业是一个典型的资金密集型产业,如何有效地解决该行业的融资问题
是促进其健康发展的重要条件。随着我国房地产投融资体制的不断变化,房地产
企业的资金链面临着日益严峻的挑战。目前我国尚未建立起稳定、规范的房地产
融资体系,还没有形成符合国情、适应市场经济发展的房地产开发与消费的融资
机制。借鉴国外先进的融资模式,开辟多元化融资渠道,发展先进的、符合国情
的融资模式能为我国的房地产开发企业、投资者提供可靠的资金循环保障,能促
进房地产经营专业化及资源的合理配置,有利于我国房地产资本市场的形成、丰
富我国居民的投资品种,降低银行风险。
该文研究的基本思路是从国内房地产业融资现状入手,分析当前房地产行业
过分依靠银行融资形成的原因及影响,提出我国急需建设房地产业多渠道融资模
式的问题。在文中笔者考察了国内外房地产业除银行贷款外的主要融资渠道,并
将多种融资方式进行对比,力图从理论及政策上研究出一套适合中国国情的房地
产融资机制,促进我国房地产业乃至国民经济的发展。

Abstract
As a basic finance of national economy, real estate finance has a high connection with other lines of business or departments and had been decided as a new growth dot in China's economy. Meanwhile, real estate finance is an identify fund-collection finance. Having enough funds is critical to the development of real estate finance. With the continues changes of investing and financing system of China, real estate finance faces the more and more difficult challenge.At present,China has not established the perfect real estate financing system,and still has not established the real estate development financing mechanism and consumptive financing mechanism which be fit to market economy development. Using abroad advanced financing mode for reference, establishing the multi-ways real estate financing system, developing advanced financing mode, can provide   eliable cash turnover guarantee for real estate developer in our country..It also can promote real estate management specialization and resource fair allocation. It is in favor of establishing real estate capital market in our country, enriching investment variety of resident in our country, and reducing bank risk.
The basic research clew of this paper is commences from the local real estate industry finaning present condition, analysing the  eason and influence of current real estate profession depending on the bank finacing mode excessively, putting forward the problem that our country must establish realty business multiple finaning mode urgently.The writer review the major finaning mode both here and abroad,and carry on contrast among these finaning mode,try to draw a real estatefinancing mechanism which  is suit to the conditions of China to develop real estatefinance and  ational economy.
