我国房地产二级市场的价格决定机制研究
【摘要】近些年来,随着经济的不断发展,住房问题逐渐成为社会问题的焦点。住房问题关系百姓的切身利益,而房地产业是国家的支柱产业,它的发展影响着整个国民经济的正常运行。目前出现了全国性的房地产过热,房地产的价格不断攀升的现象。房价的上涨与诸多的社会因素、经济因素有关,如经济的快速增长,国家政策的导向、国内贷款的增加、土地价格的上涨,建筑成本的上升等。本论文以房地产业综合的描述、房地产二级市场的结构分析、以及二级市场中的主体行为为研究对象,主要采用分析,对比,综合的方法进行研究,使用定性和定量相结合的手段进行研究,得出我国房地产价格的形成机制。房地产价格机制的研究对于促进我国经济良好发展和提高人民生活水平有着重要的意义。

【Abstract】Recently, with the continuous economic development, housing price became the focus of social problems. Real estate is the country's pillar industries, and very important to every person. Its development affects the normal operation of the entire national economy. Currently there have a overheated real estate nationwide, real estate prices keep rising. House prices increase relate to many factors, such as rapid economic growth, national policy guidance, the increase in domestic loans, land prices, rising construction costs. In this thesis, describe the real estate and real estate secondary market structure, the secondary market acts as the main object of study, mainly analysis, comparison and integrated approach to research the use of combining qualitative and quantitative method study, obtained the formation mechanism of the real estate prices. Real estate price mechanism in promoting the sound development of China's economy and improve people's living standard has important significance.
