    房地产业作为拉动我国经济增长的支柱产业,以房价迅速飙升为主要标志。多年来,政府多次尝试运用宏观调控手段对房价进行降温,但效果并不理想。房地产市场仍然存在诸如不完善的土地储备制度、被利用的预售制度、混乱繁重而不合理的房地产税制、作为商业机密的房地产开发成本、外资抬高房价等等很多问题。而与此密切相关的房地产金融市场广泛开放,形形色色的住房抵押贷款业务如雨后春笋不断涌现,即圆了购房者的房子梦,也让一代又一代的年轻人沦为新时代的房奴。那么,房地产市场现状如何?如何进一步改革和开放房地产金融市场,快速健康发展房贷业务?个人住房抵押贷款证券化又是怎样一种新型的贷款业务呢?

Abstract

     Real estate industry has become a supporting industry to speed the growth of China economic,which is embodied by soaring house prices.Many in the last years, the state has exerted macroscopic adjustments on real estate market for many times on controlling on house price, but results combine the disregard think. There is still many acute problems left,such as land reserving system,system of advance sale, the unscientific taxation system of real estate, developing cast as" business top secret", a large quantity of foreign inve8tment on real estates in a short time.etc. And open extensively with this closely-related real estate financial market, the housing collateral loan business of the myriad shapes grows profusely and quickly to flow out continuously now, namely circle people’s dream of building, also let the young man become the building slave. So, how is real estate market coming along? How to reform and open real estate financial market further, develop mortgage business quickly and healthily? How are individual housing mortgage backed securities also one kind of new loan business?
