高房价形势下的信贷风险评估及对策


摘 要:近几年来,我国房地产业迅速发展,己经成为我国国民经济新的增长点。房地产业是典型的资金密集型行业,其发展需要大量资金支持,因此房地产信贷是支持房地产业发展最主要资金来源。可是由于我们目前房地产融资模式过于单一,风险高度集中在商业银行内部,再加上目前商业银行房地产信贷管理的不完善,房地产业对银行的高度依赖性势必会带来潜在的房地产信贷风险,所以加强对房地产信贷风险的防范,不仅是房地产业和房地产金融业稳定和发展的要求,而且对整个金融业和国民经济的稳定和发展也至关重要。

Situation of high prices the credit risk assessment and countermeasure

    Abstract: In recent years, the rapid development of China's real estate industry, has become a new growth point of China's national economy.Real estate is a typical capital-intensive industry, a lot of money to support their development needs, so the real estate credit is the main source of funding to support real estate development.However, the current real estate financing model because we are too single, high concentration of risk within commercial banks, since most commercial banks, the imperfections of real estate credit management, real estate on the banks of the high degree of dependence will inevitably bring about a potential real estatecredit risk, so the strengthening of the real estate credit risk prevention, not just real estate and real estate finance industry, the requirements of stability and development, but also the entire financial industry and the national economy's stability and development is also crucial.
