房地产泡沫与银行信贷相关性分析及对策研究


摘 要:世界多国经验表明,房地产泡沫易导致金融风险,从而对经济产生致命的打击。本文针对房地产价格与其银行信贷之间的密切关系,在理论分析的基础上,选取2000年至2008年的上海市房地产价格、银行信贷及居民收入相关数据,对房地产泡沫与银行信贷之间的动态关系进行实证研究。研究发现:房地产价格波动直接影响银行信贷投放,而银行信贷的供应又成为房价上涨的重要因素。现阶段我国应始终贯彻“市场稳定决定银行信贷稳定”的调控思路,进一步完善我国房地产信贷。

Real estate bubble and the correlation of bank
credit and Countermeasures

Abstract: the world multinational experience shows that the real estate bubble can cause financial risk, which fatal blow on the economy. specific to the close relationship between real estate prices and bank credit, on the basis of theoretical analysis, the selection from 2000 to 2008, Shanghai’s real estate prices, the bank credit and resident income of related data, according to the dynamic relationship between real estate bubble and the bank credit to do the empirical study. Empirical study found: real estate price fluctuation directly affect bank credit, and the supply of bank credit has become an important factor in housing prices. At this stage we should always implement the ideas that market stability determine the stability of bank credit, Further improvement the real estate credit.
