房地产利率政策效果评价

摘要：2003年以来，我国房地产价格的持续上涨和投资过热问题倍受社会关注，为此国家陆续出台了一系列利率调控政策，对房地产市场进行调控。本文将以利率变动与房地产市场之间的关系作为研究对象，以房地产价格和房地产投资两个变量来代表房地产市场，结合央行的利率变动情况，分别对利率政策对房地产价格和房地产投资的影响进行实证分析，以期研究利率政策调控房地产市的有效性强弱，并给出相关的政策建议。

Evaluation on real estate interest policy

 Abstract: Since 2003, the durative rising price of the nation's real estate and the problem of excessive investment have gained great concerns from various walks of life of society. Therefore, series of interest policies have been issued to control real estate market . This paper will sort out the situation about the changes of the central bank's interest rates policy, with the relationship between interest policy and the real estate market as the research object, real estate prices and real estate investments on behalf of the two variables to the real estate market, and analyze the impact of interest policy on real estate prices and real estate investment to research different interest policy effectiveness of the housing market and give related policy recommendations.
