深圳房地产价格合理性研究

The rationality research of real estate price
in Shenzhen
 
【Abstract】Along with the domestic economic development recently, there is a considerable increasing in resident incomes and standard of living. The rapidly increasing on percentage of fixed assets investment and international assets swarm into real estate market caused a suddenly increase of real estate price. This article will discuss the rationality of Shenzhen real estate price through a research of the real estate price increasing rate and the absolute value of real estate price in Shenzhen. There is bubble in Shenzhen’s real estate market; government has already carried out several real estate policies to against this phenomenon. Also, bank has increase interest rate to keep away financial crisis. Only the real estate market bubble has been controlled effectively and successfully prevents the breakdown of real estate market, can avoid the loss, which come along with financial crisis effectively. Some useful data and ratio were used in this article to analysis the rationality of Shenzhen’s real estate price.
