个人房贷定价模型研究

【内容摘要】

自1998年中国住房制度改革以来,个人住房贷款的绝对额和比例都在飞速增长,

各商业银行都纷纷将发展该项业务作为未来发展战略的重要组成部分之一,住房贷款业务自然成为一个研究热点。随着个人住房抵押贷款业务的不断扩大,银行等金融机构资金在房贷业务上越来越集中,不可避免的为金融机构带来了不可预测的再融资风险。传统的固定利率定价法在个人住房抵押贷款业务上存在着明显的缺陷。因此研究利率动态定价模型,发掘利率随机波动的内在规律,发现利率变动的趋势,对于个人住房抵押贷款的定价有着明显的现实意义。

Abstract
The amount and the proportion of mortgage loan have been developed fleetly since the housing reformation took place in 1998.More and more commercial banks have paid greater and greater attention to this operation,and place it on a strategic position. Naturally this topic has become a research hot poiont.As the mortgage operantion grows,the financial organ such as banks have concentrated their capital on this,so inevitablely brought unforcast re-financial risks.The tradition method,the fixed interest pricing model has the obvious flaw in individual home mortgage loan business. Therefore the research interest rate dynamic fixed price model, the excavation interest rate chance fluctuation's inherent laws, discovered that the interest rate change the tendency, has the obvious practical significance regarding individual home mortgage loan's fixed price.
