个人住房贷款业务中操作风险分析

【内容摘要】

近年来随着房地产业的振兴,个人住房贷款业务在我国得到了迅速的发展,

与此同时该业务中的操作风险也随之增加。然而,银行业却未在个人住房贷款的操作风险管理方面采取重点防范措施,长此以往将不利于个人住房贷款业务的发展。针对我国个人住房贷款业务现状,分析了该业务中操作风险的表现形式及成因,并通过数据采用基本指标法实证分析了我国商业银行的个人住房贷款业务的操作风险,提出应对此类风险应在人员、流程及系统三个方面采取相应的措施,并应建立有效的人员激励机制,严格的贷款审批手续等。同时,在贷后对贷款进行追踪式管理以及在同行业内部建立分享数据库,加强对个人住房贷款操作风险的定性与定量的综合管理。

Abstract
 With the revitalization of the real estate industry in recent years, individual housing loan business in China has been rapidly developed, at the same time the operational risk of the business increased. However, the banking industry has not pay attention to the issue, if things continue this way, there must be negative impact. This article started with the status of individual housing loan business in China, makes an analysis of the forms and causes of the operational risk in the business, and use empirical data, make the analysis of the status of the risk of such operations in commercial banks. Then put forward the idea that dealing with such risks, banking should take action on personnel, process and systems taking measures to establish an effective incentive mechanism to raise the staff, making strictly loan approval procedures, and track the loan .Then establish a database in the same department in order they can share the date, using the date to calculate the risk
