我国房地产热问题的成因与对策

【内容摘要】

随着住房制度改革的推进和城市化进程的加快,我国房地产业在近几年得到了快速发展,全国房地产市场呈现供销两旺的良好局面。

但由于我国近两年房地产开发投资所占的比重逐步加大,各大城市商品房价格快速普遍的上涨,房地产热成为政府关注对象,国家多次出台房地产市场的宏观政策,取得了一定成效,但很难长时间发挥作用,同时也反映出一些问题。各界人士对我国目前房地产价格是否合理、房地产市场是否出现过热等问题给予强烈的关注。
根据房地产业的现状分析得出现阶段房地产过热的主要原因是房地产投机商的高预期和人民币的实际价值被低估等,针对上述问题提出了引导我国房地产行业健康,合理发展提出建议。
