关于企业投资论文:房地产区域投资环境研究

【内容摘要】

投资环境是围绕投资主体影响或制约投资动机、投资决策行为、效益和投资活动整个过程的各种外部境况和条件的总称。投资环境作为影响投资目标实现的外部条件是基于投资的流动性而提出的,投资总要落实到一定的区域,若投资不能在区域间转移,就不会存在投资环境问题。在低级的生产方式条件下,技术、通讯和交通条件都比较落后,影响了投资在区域间大规模移动。随着生产方式不断变革,技术、通讯和交通条件的飞速发展,大大便利了投资者寻找最有利的投资场所,导致了资本的大规模流动。由于同一投资在不同地域内取得的经济效益可能不同,投资环境就成为获取投资效益的外部因素而变得日益重要,对投资环境的研究也日益得到社会的重视。目前投资环境研究的实践应用都是通过在投资环境分析基础上进行投资环境评价来完成的。平时我们评价某区域投资环境优劣及探讨如何改善投资环境都不分具体产业或行业。虽然区域投资环境评价的理论、原则、模式和方法对于行业投资环境评价是同样适用的,但行业投资环境评价的要素系统建立和指标权重选取等会有所差异和变化,需要符合行业性规定和习惯。房地产业是国民经济的重要产业,研究房地产投资环境理论及应用问题既是对投资环境理论的拓展,又是对房地产业的投资决策提供新的论证途径。房地产投资作为社会经济的重要投资领域,投资活动必然会受到投资环境的制约和影响,系统地研究和分析房地产投资环境,全面把握环境对房地产投资的影响,以期对一个区域的房地产投资环境和投资效益做出科学的评价,是国家和企业投资优化决策和规范投资行为,规避投资风险的根本出发点。本文是从投资人角度出发,以区域投资环境和房地产行业二者的交叉点为研究对象,对我国房地产投资环境进行细分研究。首先,论文将房地产投资环境的相关概念进行了界定,确定投资环境的分析体系,并将区域投资环境相关理论和系统评价方法进行了回顾,提出了房地产区域投资环境的系统性评价的学科交叉和方法,最后建立了我国房地产投资环境评价体系。 关键词(本论文范文的主要论点):房地产,投资环境,系统分析,评价体系

Abstract
The investment environment influences or restricts the investment motive around the investment subject, general names of different external circumstances and conditions of investment decision behavior , benefit and whole course of investment activity. The investment environment is put forward on the basis of flowability invested in as the external condition influencing the investment objective to realize, make the investment to always implement to certain area, if investment can't be shifted among the areas, would not store in the investment environment problem . Under the low-grade condition of mode of production, the technology , communication and traffic condition are all relatively backward, have influenced the areas of making an investment in to move on a large scale. As the mode of production is being improved constantly, the development at full speed of the technology , communication and traffic condition, have facilitate investors and look for the most favorable outlet for investment greatly, has caused the flowing on a large scale of capital. Because it may be different to make an investment in the economic benefits made in different regions the samly, investment environment become , obtain external factor to invest benefit become increasingly important , the study on investment environment gets the attention of the society day by day too.
It finishes by investing in environmental evaluation on the basis of environmental analysis of investment to invest in practice of environment research at present and employ. No matter concrete industry or trade that we at ordinary times appraise some regional investment environment well and badly and discuss how to improve the investment climate . Though area invest in theory , principle , mode , method of environmental evaluation invest in to trade environmental evaluation likewise applicable, but trade invest in key element system of environmental evaluation set up with index weight choosing , waiting a moment different to some extent and changing, need to accord with trade regulation and habit .
The real estate is the important industry of the national economy, study the investment environment theory of the real estate and employ the problem to be the expansion of the investment environment theory, offer the new demonstration route the investment decision of the real estate . Real estate investment, as the important investment field of social economy, the investment activity will inevitablely be restricted by the investment environment on and influence, study and analyze the investment environment of real estate systematically, hold the environmental impact on real estate investment in an all-round way, expect to make scientific appraisal on real estate investment environment and investment benefit of an area, it is the country and enterprise investment that optimize decision and standardize the investment behavior, evade the basic starting point of the investment risk. This text proceeds from investor angle, regard the intersects of regional investment environment and real estate trade as the research object, subdivide research to the investment environment of real estate of our country. First of all, the thesis has defined the relevant concepts of the investment environment of real estate, analysis system to confirm investment environment, appraise regional investment environment relevant theory and system method go on retrospect, have proposed discipline crossing and method on systemic appraisal of the regional investment environment of real estate, set up the environmental evaluation system of real estate investment of our country finally.
