摘要二十一世纪房地产行业作为国民经济中至关重要的的增长领域已经成为国际社会的普遍共识。中国拥有众多的人口,房地产行业具有巨大的需求市场,房地产行业作为第三产业发展的龙头已经被确定为国民经济新的增长点。但是近年来由于市场预期,通货膨胀以及投资性购房等原因,我国房地产行业面临着房地产价格虚高和市场走向分化等问题。为了确保我国房地产行业的正常发展,必须清楚地认识中国房地产行业发展的现状及存在的问题,采取有效的政策措施维护房地产市场运行,促进房地产行业的可持续发展。青岛作为一座自然环境和气候条件都十分适宜居住的海滨城市,再加上其经济条件的优越性,吸引了越来越多的外来人口,从而进一步促进了青岛市房地产行业的发展。本文以青岛市房地产行业为研究对象,通过对青岛房地产行业发展的背景、现状及存在的问题进行分析,提出通过调整房地产用地的供应量和加强保障性住房等策略,从而全面提高房地产行业的发展能力和水平,促进青岛地区房地产行业协调、可持续地发展。关键词(本论文范文的主要论点):房地产; 保障性住房 ; 房价高涨 ABSTRACTIn the 21st century, the real estate industry is crucial in the growth of national economic, which has become the common understanding of international society. China has a huge population, so the real estate industry has the big marketing demand, the real estate industry as the third industry has been identified the bibcock of new economic growth point of national economy. But in recent years, due to market expectations, inflation and investment house, China real estate industry faces the high prices of the real estate and market differentiation toward deficiency. In order to ensure the normal development of the real estate industry, we must clearly understand present situation of China real estate industry and the existence question, and take effective measures to maintain the real estate market operation, and promote the sustainable development of real estate industry. Qingdao is a coastal city that a natural environment and climate conditions are very suitable for living, and it has economic conditions of superiority, it has attracted more and more migrant people, thus further promoting the development of real estate industry of Qingdao. Based on the real estate industry of Qingdao as the research object, and analyzed the background, present situation and problems of the real estate industry of Qingdao, I hope to come up with some strategies, for example adjusting the supplement of land and strengthening the affordable housing, so improving the development of real estate industry, and promoting the capability and level of Qingdao estate line, promoting sustainable development.Key words: real estate ;affordable housing ;soaring house price目    录
