城市综合体是将城市中的商业、办公、居住、酒店、展览、餐饮、会议、文娱和交通等城市生活空间的三项以上进行组合，并在各部分间建立一种相互依存、相互助益的能动关系，形成一个多功能、高效率、多元复杂而统一的建筑群落，从而获得良好的经济效益、社会效益及生态效益。当前我国城市化高速发展，原有的按功能分区规划越来越不适应发展需要，这不仅仅引起土地供需矛盾问题，同时也由于人为地把城市功能进行分割，使得城市的资源难以充分的利用。城市综合体的出现和适时发展，其高密度和高容积率的特性，可以有效节约城市的土地资源，研究讨论城市综合体的开发，以更有效地指导如何在城市化背景下构建空间集约型的新型城市。关键词：城市综合体；城市化；房地产开发；空间集约

City complex is the combination of three or more of the city's commercial，office，residential，hotel，exhibition，restaurant，conference，entertainment and transportation urban living space，and in all parts of the interdependence between the establishment of a mutually beneficial．The dynamic relationship between the formation of a multi-function，high efficiency，multi-building complex and a unified community to gain good economic，social and ecological benefits．
