【内容摘要】

城市综合体是将城市中的商业、办公、居住、酒店、展览、餐饮、会议、文娱和交通等城市生活空间的三项以上进行组合,并在各部分间建立一种相互依存、相互助益的能动关系,形成一个多功能、高效率、多元复杂而统一的建筑群落,从而获得良好的经济效益、社会效益及生态效益。当前我国城市化高速发展,原有的按功能分区规划越来越不适应发展需要,这不仅仅引起土地供需矛盾问题,同时也由于人为地把城市功能进行分割,使得城市的资源难以充分的利用。城市综合体的出现和适时发展,其高密度和高容积率的特性,可以有效节约城市的土地资源,研究讨论城市综合体的开发,以更有效地指导如何在城市化背景下构建空间集约型的新型城市。关键词:城市综合体;城市化;房地产开发;空间集约
Development of City Complex
Abstract
City complex is the combination of three or more of the city's commercial,office,residential,hotel,exhibition,restaurant,conference,entertainment and transportation urban living space,and in all parts of the interdependence between the establishment of a mutually beneficial.The dynamic relationship between the formation of a multi-function,high efficiency,multi-building complex and a unified community to gain good economic,social and ecological benefits.
The current rapid development of urbanization,the existing zoning by function not meet the development needs of growing,which not only lead to contradictions and problems of land supply and demand,as well as artificially separate the functions of the city,making the city difficult to fully use the resources.
The emergence of urban complex and timely development of its high density and high volume rate,which can save the city's land resources,the study of complex urban development,in order to more effectively guide construction in the context of urbanization,intensive space new city.
