随着房地产调控政策一轮又一轮的出台，房地产企业正面临着更加严峻的挑战，而由于房地产具有开发周期长，涉及行业多，房地产开发项目的风险也越来越大。风险对房地产开发成功与否有决定性的影响，现实中，很多房地产开发企业由于未重视风险的管理而导致项目失败，甚至企业破产，因此风险管理极其重要。本文首先通过绪论介绍了选题背景，然后就相关理论进行了梳理学习，解读了房地产项目风险管理相关概念，最后以百瑞景中央生活区项目为例采用层次分析法进行分析评价，对项目建设阶段风险因素重要性进行了排序，基于结果提出了风险应对方案。

Abstract
With the putting in place of a series of the readjustment and control policy of the real estate, the real estate company is faced with more challenges .Risk becomes more obvious for the real estate ,which plays the critical role in whether the project is successful or not .In reality, many projects failed because of despising risk management, it even leads to the bankruptcy of the developers’ companies. Therefore, it’s very significant to study the risk management..
Firstly, the paper introduces the background of choosing the subject through the introduction .Then the paper tells something about the related theories, such as the risk management of the real estate , AHP（The Analytic Hierarchy Process）Method. Finally , the paper studies the risk management of Bridge Living Captical using AHP , and makes sequence of the risk factors in construction phrase by the importance degree. the paper also gives some advice on how to deal with the risk..
