中国政策环境对房价的影响分析

【摘要】：中国特色社会主义市场经济体系快速发展，我国的城市化进程步伐不断加快，这促使了近十几年来房地产市场的快速发展，房价也在快速发展的步伐之中不断上涨。房价水平与居民消费能力背弛，使稳定房价成为国家近年政策之中的重点。本文通过文献研究方法来分析银行利率，地价政策，房地产在国民经济中的比率，房产税，限购令，廉租房等限制房价的政策手段对房价政策如何影响，并由分析之中提出政策建议。

【abstract】：
A chinese-type socialist market economic system develops rapidly and the process of urbanization of our country also accelerate.This has prompted the development of real estate industry in the past dozens of years,but also, house prices are among the pace of development in the fast rising.House price level and consumer ability are in the different circumstance, so Making the house prices stable is the most important point in the recently nation policy. This article through the literature research methods to analyze the bank interest rates, land policy, the ratio of real estate in the national economy, real estate taxes, restrictions, low-cost housing and other policies which restrict the house price toshow it how to affect the housing policy,and also some recommendation will be given through the analysis.
