人民币升值对房地产价格的影响分析

摘要

自2005年7月21日起，我国开始实行以市场供求为基础、参考一篮子货币进行调节、有管理的浮动汇率制度。这对于资金密集型的房地产行业来说是一个不小的影响，如何在人民币升值的情况下准确把握汇率同房地产的关系显得尤为重要，人民币升值对房地产市场价格的影响是多方面的，有利有弊。基于此，本文从内在与外在两个方面对其进行了分析。通过对国际各国经验的分析和借鉴，可知人民币是一把刺向房地产的双刃剑。最后，文章特别从人民币升值的角度出发，较为详细地阐述了人民币升值对房地产价格的影响。因此，人民币升值对房地产价格变动的影响还不能完全下定论。无论是从现实的需要还是长远的发展来看，我们都应结合考虑宏观与微观经济发展的状况，进一步的观察。

RMB APPRECIATION AFFECTS REAL ESTATE PRICE ANALYSIS

ABSTRACT

The exchange floating rate system has been executed since July 21, 2005, basing on the market supply and demand, considering of a basket of currency. It affects heavily to the dense financing realty industry. So, How to handle the relationship of exchange rate and real estate exactly is very important on the circumstances of the increasing value on RMB. The increasing value on RMB has various effects on the market price of real estate.，beneficial and deficiency.  After analyzing and consulting other countries experiences, RMB is a two-side sword to the real estate.  Therefore, the effect of the increasing value on RMB to the price of real estate has no final verdict. We should make further observation, taking account of macro and micro economic development, whatever seen from current demand or long-term development.
