我国房地产三级市场与二级市场的关联性研究
【摘要】我国房地产三级市场是指二手房市场,即存量市场:由房地产二级市场获取的房地产及其他单位和个人拥有的房地产再转让、租赁、抵押的市场及交易关系的总和。其经济活动主要是调节房地产余缺。而二级市场属于新房市场:是土地使用者经过开发建设,将新建成的房地产进行出售和出租的市场。即一般指商品房首次进入流通领域进行交易而形成的市场。房地产二级市场也包括土地二级市场。由于二级、三级市场的结构性差异并且互相关联,使得两个层级市场的行为变得很复杂。因此,研究二、三级市场的关联机制不仅具有现实意义,也具有理论价值。

【Abstract】China's real estate thridary market is the secondary housing market, that is the stock market:By the real estate secondary market for real estate and other real estate owned units and individuals re-transfer, lease, mortgage market and the trading relationship between the sum.Their economic activities mainly are regulation of real estate surplus and deficiency.The secondary market is new home market:through the development and construction of land users, will be newly constructed for sale and rental of real estate market.That generally refers to commercial housing for the first time into the circulation formed by the transaction market.And the Secondary market of real estate include the land secondary market.As the secondary and tertiary structural differences between the market and interrelated,making the behavior of the two-level market has becoming very  complicated.Therefore,researching Secondary and tertiary markets related mechanisms,not only has practical significance, but also has the theoretical value.
