我国商业银行住房抵押贷款证券化研究
摘    要
近几年来,随着我国商业银行住房抵押贷款的规模日益增长,贷款已经成为人们主要的住房消费方式。虽然,我国商业银行目前还不存在住房抵押贷款流动性不足的情况,但是“短存长贷”的情况最终会引发商业银行资产流动性不足。因此,推动我国商业银行住房抵押贷款证券化具有重要的意义。
本文首先对住房抵押贷款证券化的参与者和运作流程作系统的介绍;然后分析了我国商业银行实施住房抵押贷款的效益,包括各个参与者的效益和整体金融效益。并且,文章结合我国的实际情况,对我国商业银行实施住房抵押贷款证券化的风险和问题进行探讨。另外,文章对国外的三种证券化模式作简单的介绍,以此作为我国推行住房抵押贷款证券化的参考。最后,针对我国商业银行住房抵押贷款证券化的问题,对如何完善我国商业银行住房抵押贷款相关市场和政策制度,提出一些建议。

Abstract
In recent years, as the scale of housing mortgage loans in the commercial bank is increasing in our country, loans have become the main housing consumption patterns. Although the liquidity of housing mortgage loans is not currently short in the commercial bank of China, however, the situation will eventually trigger the inadequate liquidity of the commercial bank assets. Therefore, it is very significative to promote the mortgage-backed securitization in the commercial bank of China.
At first, this paper introduces the participants and the operational flow of the mortgage securitization. And then it makes an analysis on the benefit of Chinese housing mortgage loans, including the benefit of the participants and finance system. Besides, with the actual situation of China,this paper makes a discussion about the risks and the problems of implementing the mortgage-backed securitization in the commercial bank of China. In addition, it introduces the three modes of securitization overseas. Finally, it makes some suggestions on how to improve interrelated market and policy system in allusion to the problems of mortgage-backed securitization of the commercial bank in China.
