xx市城中村城市化进程中管理模式转变比较分析——居委会管理模式和物业管理模式
【摘要】“城中村”城市化给地方政府造成许多的难题，许多农村，虽然已经完成非农业的转变，但是由于种种原因，这些农村还是没有很好的融入到城市中，相反地还深刻的影响着城市化的发展进程。本文以深圳市城中村为例，通过比较分析政府对城中村城市化进程中的管理模式的转变，来探究哪种管理模式适合城中村城市化的发展。本文认为物业管理与居委会关系是专业管理机制与居民自治管理机制的有机结合，双轨并行。但两种管理模式之间，物业管理的管理模式较居委会的管理模式在接管居委会的部分工作任务方面更适合城中村，因为它可以将物业管理与社区建设相结合，从而改善城中村综合环境质量，建立物业管理和社区建设的良性互动机制，探索出一条适合深圳实际的城中村管理的模式。

【Abstract】 “Urban village” creates many difficult problems in the urbanization for the local authority, many countrysides, although already completed the transformation of non-agricultural, but as a result of all sorts of reasons, these countrysides did not have very good integration to the city , on the contrary also profound influence urbanization development advancement. This article take Shenzhen city in the village as an example, through the comparative analysis to the urban village during the urbanization advancement management model transformation, inquired into which kind of management pattern does suit in the city the village urbanization development. This article thought the property management model compares the residents' committee management model to suit in the urban village, because it may constructs the property management and the community unifies, thus in the improvement the urban village combined environment quality, establishes the benign interaction mechanism which the property management and the community construct, explores out the management model of urban village to suit in Shenzhen actually.
