老旧小区综合整治与改造的管理问题及对策
由于我国城市老旧住宅小区建设标准的老旧,导致了小区的居民在日常生活中会面临许多的问题。因此在改造的过程中需要对其进行整治与改造,在此期间,会出现许多在管理上方面的问题,通过对济南市历下区窑头路友谊苑小区的情况进行分析,总结了老旧小区改造工程项目的特点及其管理模式,使用问卷调查法分析出在小区改造的过程中的工作进度、环保管理、质量、安全、沟通等方面的问题,最后有针对性地提出：提高改造项目协调效率、合理规划施工环境、保证施工现场安全、优化项目组织结构模式等多项老旧小区改造项目管理措施，缓解项目参与方利益矛盾，为后续快速推进老旧小区改造、优化施工管理过程、规避项目施工管理风险提供参考。

Brief Analysis of the Management Problems and Countermeasures of the Comprehensive Renovation and Transformation of the Old Community
ABSTRACT
Due to the old construction standard of the old urban community, residents in the community are faced with many problems in daily life. So need to punish and reform, in this process, there will be many management problems, through to the Jinan Lixia district kiln jobs friendship garden district were analyzed, and summarizes the characteristics of old village renovation project and its management mode, using the questionnaire survey analysis in the process of the transformation progress management, environment management, quality management, security management, communication management, finally puts forward: Improve the efficiency of renovation project coordination, reasonable planning and construction environment, ensure the safety of the construction site, and optimize the project organization structure mode of old village renovation project management measures, relieve the contradictions of project parties benefit, for subsequent rapid advance old village transformation, optimization of construction management process, avoid the risk of project construction management to provide the reference.
